Mount Hawthorn was subdivided in 1903 by land agent James Hicks, who named it after the Melbourne suburb he'd just visited. More than a century on, that early development is still visible in the bungalow and character homes that line the side streets, protected in parts of the suburb by the City of Vincent's own Character Area planning guidelines, alongside heritage places like the Anzac Cottage on Kalgoorlie Street and Axford Park, named for World War One Victoria Cross recipient Thomas Axford.

Two commercial strips, Scarborough Beach Road and Oxford Street, give the suburb its day-to-day rhythm, cafes, bars and shops that draw renters of every kind rather than one dominant tenant type.
